Brimbin – a new town

Since the 1980s Brimbin has been earmarked as a new town development. Brimbin is located on both sides of Landsdowne Road just north of the railway crossing when travelling from Taree. It has an area of around 3,700Ha, with large grazing areas and a large dam either side of Lansdowne Road. Extensive woodlands are also located on the site, much of which will be protected, including a substantial addition to the Brimbin Nature Reserve proposed.

Brimbin will have all of the activities you would expect in a new town with shops, residential, schools, parks, employment lands and some rural activities.

Brimbin has been identified as an area for future development for over 20 years. Roche Group purchased the land approximately ten years ago, proposing an integrated development including residential, employment, recreation and
conservation uses on the land consistent with Local and State Government Policies and Strategies.

A display centre was open at Taree during March 2013 to give the community the opportunity to have input into the planning of the new town. The display centre was run by Roche Group and their consultants, who together with Council staff, were available to answer questions about the proposal. Old Bar Precinct 2B

Following a comprehensive eleven year process of environmental planning and assessment, Amendment No. 2 to the Greater Taree LEP 2010 (Precinct 2B Old Bar) was published in the NSW Government Gazette Friday, 17 September 2010.

The gazettal of the subject Amendment represents a significant milestone in the strategic conservation and development of the Greater Taree Local Government area in realising the objectives of the NSW Department of Planning's Mid North Coast Regional Strategy and Council's draft Conservation and Development Strategy.

Old Bar Precinct 3 Rezoning

Council is pleased to advise that on June 17 2011 the NSW Minister for Planning and Infrastructure amended the Greater Taree Local Environmental Plan 2010 to rezone land known as “Old Bar Precinct 3”. The amended maps showing the zone changes can be accessed via the Greater Taree Local Environmental Plan 2010 map index in Part 2 Clause 2.2 of the LEP, located on Council’s website.

The amendment is the culmination of years of hard work by the landowners and Council and it comprises residential areas, passive and active open space and a golf course. The Precinct is focused on providing for well-designed one and two storey homes, as well as parks and streets that provide pedestrian and recreational opportunities. A golf course is proposed and new sporting fields will be located within the precinct to provide a community focal point.

Old Bar Precinct 3 has been identified as an Urban Release Area in the Greater Taree LEP 2010 and as such, satisfactory arrangements are to be made for the provision of designated State public infrastructure prior to the subdivision of the site. A Fact Sheet has been included on Council’s website to assist landowners with State Infrastructure requirements.

Pitt Street Waterfront Precinct - Figtrees on the Manning

The disused dairy factory in Pitt Street, Chatham, has created an opportunity to Masterplan future development of this strategically significant waterfront site. Initial discussions were held with the new landowner in regard to a process for Masterplanning and rezoning of this site. An agreement was reached to examine future development of this land, together with the two adjacent properties to the north.

This site represents a very significant opportunity for comprehensive redevelopment and especially to capitalise on the deep-water frontage with existing jetties along the Manning River. A substantial portion of the land is flood free.

Figtrees on the Manning is located in the Greater Taree local government area, approximately 2 km north-east along the North Passage of the Manning River from the Taree city centre. The combined area of the site is approximately 20ha.

Following the development of a Masterplan the site was rezoned for mixed use, which includes public open space, residential, commercial and tourism. A marina has also been included within the Masterplan. The rezoning of the site was gazetted by the State Government in December 2010.
