BASIX - Building Sustainability Index

The Building Sustainability Index, BASIX, is a NSW Government initiative that ensures that all new dwellings are designed and built to use less potable water and produce fewer greenhouse gas emissions.

Each development application for a residential dwelling must be submitted with a BASIX Certificate. A Certificate is issued once a BASIX assessment has been satisfactorily completed, using the BASIX on-line assessment tool.

Dividing Fences

The Dividing Fences Act is about how the cost of a dividing fence is shared between adjoining land owners where an owner wants to erect a dividing fence or wants work done on an existing dividing fence.
You can get more information about dividing fences from the Land & Property Management Authority.
Before undertaking any fencing works you must contact Council for any specific requirements under Council's Property Fencing Code or whether consent is required.

Garden Sheds & Greenhouses

Garden Sheds, greenhouses, tool sheds, cycle sheds, bird aviaries, cabanas and gazebos are exempt from development approval if they comply with strict criteria.
You need to check to check Council's Local Enviromental Plan 2010 the Development Control Plan 2010 and the State Environment Planning Policy

Greywater Systems

If you live in a sewered area you need to contact Midcoast Water 1300 133 455

In unsewered areas refer to Australian Guidelines for Water Recycling and The Department of Water and Energy guideline Management of Private Recycled Water Schemes

On-Site Sewage Management OSSM

Council has produced an on-site sewage management strategy which covers the principles and operational requirements for the installation, performance and regulation of on-site sewage management systems.

Further information is available from the Divsion of Local Government and the NSW Health. For decommissioning of an OSSM refer to the NSW Health advice.

Owner Builders

Owner Builders are required to abide by the Home Building Act 1989. The requirements of this act are administered by the Department of Fair Trading. The Department can provide further information on what is requried to become an owner-builder.

Rainwater Tanks

NSW Health has information of the safe use rainwater tanks in rural areas and in urban areas where a public water supply is available.

Swimming Pools

The erection or installation of swimming pools requires Council approval, and is also subject to the provisions of the Swimming Pools Act 1992 and the Swimming Pools Regulation 1998.

The NSW Health publication Public Swimming Pool and Spa Pool Guidelines specifies minimum levels of chemical and disinfectants as a health criteria for treated water, public swimming pools and public spa pools. The guidelines have equal application to all swimming pools and spa pools, and the disinfection levels may be used for private residential premises as they are relevant.
